In April, L&T Realty — the real estate arm of Larsen & Toubro — paid Rs 1,123 crore for 100% of International Green Scapes Limited, and with it took control of 19.974 acres across Sector 81 and Sector 86. It is the group's first land purchase in NCR. The parcel carries about 3.6 million sq ft of development potential in the premium and luxury bracket.
That is the whole of the confirmed record. There is no project name, no price, no floor plan, no possession date and no HARERA registration. What L&T actually bought
The deal was not a plain land sale. L&T Realty Properties Limited acquired the entire shareholding of International Green Scapes Limited, a Delhi company whose main asset was the Gurugram land. Buying the company rather than the acres is normal in Haryana, because the DTCP licences sit with the licensee — transfer the shares and the licences travel with them, instead of going back into a fresh approval queue.
Three things in that structure matter to a buyer:
- The licences already exist. The land is licensed for residential development, so L&T starts from building plans and RERA rather than from a change-of-land-use application.
- The money is already spent. Rs 1,123 crore went in before a single flat was sold. Most of the stalled towers in this belt were funded the other way round — with buyers' money first and land payments later.

Sector 86 sits in the Sector 81-86 township belt of New Gurugram, the stretch DLF, Vatika and Bestech built out along the old Pataudi Road side of NH-48. It is roughly 2.9 km from the Dwarka Expressway and 3.8 km from NH-48, with the Southern Peripheral Road giving the cross-city link over to Golf Course Extension. IGI Airport is about 32 km.

The Emaar Serenity Hills number is the one to watch. It is a 27-acre, roughly 800-unit launch in the same sector, and it is being quoted about 35% above the sector average. If a second large-format developer prices near that, Sector 86 stops being the value entry to this belt. The honest weakness is infrastructure. Internal sector roads, drainage and the last-mile connections off the Dwarka Expressway are still being finished across the 81-115 sectors, and GMDA has a road repair programme running through exactly this belt. There is no metro here and none due soon.
