About Experion Cascades Sector 88A Gurgaon
Experion Cascades is a pre-launch. That is the most useful sentence anyone can tell you about it, and almost nobody writing about this project says it plainly. No HARERA registration number has been published for Sector 88A, which means the price lists, floor plans, unit sizes and possession dates circulating under this name are not the developer's registered offer. They are marketing, and some of them contradict each other.
What is reasonably well established: Experion Developers is building on about 7.8 acres in Sector 88A, off the Dwarka Expressway, next to the Haryana government's Global City and Vision City parcels. The plan described across sources is four towers rising to G+40 holding roughly 640 homes — 3 BHK, 3 BHK with servant, and 4 BHK — with a first phase of two towers and about 320 residences. Everything after that needs checking against a document that does not exist yet.

Homes
About 640 in all, roughly four per floor per tower

Sizes
2,050 to 3,000 sq ft super area in one set of sources, 1,950 to 3,050 in another

Channel quotes of Rs 3.00 to Rs 3.57 crore, about Rs 15,000 to Rs 17,000 per sq ft
Clubhouse
Described as 50,000, 70,000 and 100,000 sq ft by three different sources
Possession
Quoted as September 2030 or August 2031; neither is a committed date
What the missing registration actually means
Section 3 of the Real Estate (Regulation and Development) Act stops a promoter advertising, marketing, booking, selling or inviting purchases in a project that is not registered. Until the number appears on haryanarera.gov.in, three things follow, and they are practical rather than theoretical.
- There is no committed completion date. The dates in circulation — September 2030 in some write-ups, August 2031 in others — are estimates. Delayed-possession interest under RERA runs from the date on the registration certificate, and there is no certificate, so there is nothing for it to run from.
- There is no committed carpet area. RERA forces a promoter to sell on carpet area and to publish the layout. Everything quoted for Cascades today is super area, from brokers, with no carpet figure at all.
- Money paid now is paid outside the Act's protections. An expression of interest is normally refundable; a booking amount is a different thing. Get the refund terms in writing, and keep whatever you pay at the EOI level until the number is public.
None of that means the project is unsound. Experion is a serious developer and the registration will very probably come. It means the stage you are buying at is the riskiest one, and the compensation for that risk should be a price, not a floor plan.
The price and the rate cannot both be right
Two numbers are quoted everywhere for this project, and they do not agree.
The claim
Where it comes from
What it implies
From about Rs 3.00 to Rs 3.20 crore
The headline on most channel-partner pages, and the figure the earlier version of this page carried
On the smallest quoted size of 2,050 sq ft, that is Rs 14,634 to Rs 15,610 per sq ft
About Rs 17,000 per sq ft
Quoted as the project's rate in market write-ups
The smallest 2,050 sq ft home would cost Rs 3.49 crore, not Rs 3.20 crore
A 3 BHK of about 2,100 sq ft from Rs 3.57 crore
A third set of listings
Rs 17,000 per sq ft exactly — consistent with the rate, not with the headline
So the "from Rs 3.20 crore" headline and the "Rs 17,000 per sq ft" rate describe different homes. Either the entry unit is smaller than 2,050 sq ft, or the entry rate is nearer Rs 15,600 than Rs 17,000, or the headline is stale. Ask for the rate per sq ft and the super area of the specific unit in one sentence, and the ambiguity disappears. Ask only for the price and it will not.
The sizes do not settle either: 2,050 to 3,000 sq ft in one set of sources, 1,950 to 3,050 in another. Nor does the clubhouse, which is described as 50,000 sq ft, 70,000 sq ft and 100,000 sq ft by three different pages about the same building. Where three numbers exist for one thing, none of them came from the developer.
Where that rate sits in Sector 88A
This is the comparison that matters, and it is the one the marketing avoids. Apartments in Sector 88A trade at an average near Rs 12,950 per sq ft, with the sector's plotted stock nearer Rs 12,045. Prices in the sector are reported up about 13 per cent over the year, so the direction is right. But against that average, Cascades at Rs 15,000 is a 16 per cent premium and at Rs 17,000 a 31 per cent premium — payable now, on an unregistered project, for a home arriving in 2030 or 2031.
That premium may well be justified. Experion delivered Windchants in Sector 112 and the finished product there is genuinely good; large 3 and 4 BHK stock on this stretch is thin; and the Global City and Vision City parcels next door are the strongest public infrastructure story on the Dwarka Expressway. The point is not that the premium is wrong. The point is that a 16 to 31 per cent premium is what you are paying, and nobody selling this project will put it that way.
For what the sector already holds and what it costs today, our Sector 88 and 88A flats guide sets out the ladder. Cocoa County and Laburnum Victory Floors are two very different products on the same sector, and both can be walked this month.
Density, and the one number that is genuinely good
Roughly 640 homes on 7.8 acres is about 82 homes per acre, which is dense for Gurugram — Experion's own Windchants sits on 23.4 acres. But density per acre is the wrong measure for how a tower feels to live in. Divide 640 homes across four towers and you get 160 per tower; spread those over roughly forty floors and it comes to about four homes per floor, on layouts of 2,050 to 3,000 sq ft.
Four large homes to a floor plate is a genuinely good ratio. It usually means two lift cores per tower rather than one shared bank, corner units with light on two sides, and a lobby that does not queue at eight in the morning. If you take one design fact from this page into a site visit, make it this one, and ask to see the typical floor plate rather than the unit plan.
The location, honestly
Sector 88A sits on the New Gurgaon side of the Dwarka Expressway, near the Pataudi Road and NH-48 junction. The expressway itself has been fully open since August 2025, which puts IGI airport around 25 to 30 minutes away on a clear run and Cyber City at 30 to 45 depending on the hour. The sector's own neighbours are the reason to be interested: Global City, the state's 1,000-acre planned development, and Vision City are both adjacent, and both are government parcels rather than a developer's promise.
The honest counterweight is that neither is built. Sector 88A today is a construction site with delivered pockets in it — Godrej, Ashiana and County stock stands and is occupied, but the social infrastructure a family actually uses runs behind the towers. Schools, hospitals and daily retail here are still thinner than in old Gurugram, and on a 2030 handover you are betting that the gap closes before you move in. It probably will. It has not yet. Our Dwarka Expressway corridor page tracks what is actually finished against what is announced.
About Experion
Experion Developers is a fully foreign-funded Indian developer, a wholly owned subsidiary of Experion Holdings Pte Ltd, Singapore, which is the real estate arm of the AT Holdings group. It has been building in India since 2006 and has delivered around nine projects across Gurugram, Lucknow, Noida and Amritsar, totalling roughly 6.8 million sq ft.
In Gurugram the record is the thing to look at: Windchants in Sector 112 on 23.4 acres is delivered and lived in, Westerlies in Sector 108 covers villas and plots, and the group also sells SCO plots in Sector 108. Foreign ownership matters here for a practical reason rather than a prestige one — an FDI-funded balance sheet is less exposed to the domestic credit cycle that has stalled several Gurugram towers mid-build.
Pros
- A developer with delivered stock a short drive away: Windchants in Sector 112 can be walked before you commit to anything here
- Roughly four homes per floor across four towers, on 2,050 to 3,000 sq ft layouts — a floor plate ratio most Gurugram high-rises do not offer
- Global City and Vision City adjacent, which is public infrastructure rather than a developer's masterplan
- Large 3 and 4 BHK supply is thin on this stretch, and the sector's own prices are up about 13 per cent over the year
- Singapore-held, fully FDI-funded promoter, less exposed to the domestic credit cycle that has stalled towers elsewhere in the city
Cons
- No published HARERA registration. Until the number is out there is no committed completion date, no committed carpet area and no enforceable timeline
- Every figure in circulation is a channel-partner figure, and they contradict each other on price, on rate, on size and on the clubhouse by a factor of two
- A 16 to 31 per cent premium over the Sector 88A apartment average, paid now for a 2030 or 2031 handover
- Four to five years of holding cost with no rent against it, on a sector whose schools, hospitals and daily retail are still behind the towers
- About 82 homes per acre on 7.8 acres — dense by the standard Experion set at Windchants, which had 23.4
- Only super areas are quoted. With no registration there is no published carpet area, so the loading is unknown and unverifiable
Our view
This is a good developer on a good parcel at a stage that gives a buyer almost no protection. Everything attractive about Cascades — the floor plate, the neighbours, the delivery record — will still be attractive on the day the registration number is published, and on that day the price list stops being a broker's estimate and becomes a document. Waiting costs a pre-launch discount. Not waiting costs the ability to hold anyone to anything.
If you are going in early anyway, do it deliberately: keep the money at expression-of-interest level with written refund terms, get the unit number, floor, super area and rate per sq ft in one written quote, and walk Windchants first so you are buying a standard you have seen rather than a render. Then set yourself one trigger — the registration appearing on the portal — and treat everything before it as a conversation, not a purchase.
